1. Send introductory emails to all parties involved (seller, buy-side, title, conveyancer, lender).
2. Set up and maintain a calendar with important dates.
3. Provide weekly update emails.
4. Verify the deposit has been received.
5. Update MLS status to Active/Contract or Pending, and close after settlement.
6. Order conveyancing services.
7. Assist sellers with ordering HOA resale documents and U&O inspections.
8. Review the title commitment and share it with the sellers.
9. Verify that the payoff was ordered.
10. Confirm walkthroughs and closing details.
11. Order the deed package.
12. Confirm receipt of all required items prior to closing (HOA, U&O, EMD to title).
13. Review the ALTA statement.
14. Upload all required documents to compliance (including the executed ALTA and check).
